Let Only

We find and reference the tenant; you manage the tenancy.

Letting fee — £495 (inc. VAT)

• Free current market appraisal
• Advertising and promoting your property on OnTheMarket.com, our own website and social media
• Matching your property to registered applicants
• 'To Let' board (if permitted)
• Accompanied viewings (where applicable)
• Obtaining tenant(s) references, credit check(s) and Right to Rent check(s)
• Arranging check-in with tenant(s)
• Drawing up tenancy agreement and producing legally prescribed information
• Photographic inventory and statement of condition
• Notify utilities about change of occupancy (where applicable)
• Accompanied move-in appointment
• Deposit collection, registration and protection under MyDeposits

Fully Managed

Everything in Let Only, plus ongoing management — 12% including VAT (10% + VAT).

• Rent collected, processed and monthly statement emailed to you
• Pursue non-payment of rent and advise on rent arrears actions
• Property repairs quoted, scheduled and monitored (including obtaining up to 2 quotes)
• Periodic property inspections (with photos where applicable)
• Tenancy renewals including new agreement, prescribed documents and deposit re-protection
• Notice of possession under Section 8
• Service of Section 13 notice (to increase rent)
• Accompanied check-out appointment with tenant
• Deposit dispute evidence submitted to MyDeposits
• Notify utilities about change of occupancy (where applicable)

Additional charges (where applicable)

• Inventory & check-in / check-out reports
• Arranging safety certificates (Gas Safety, EICR, EPC)
• Deposit dispute administration
• Additional property visits or statements requested by you
• Court or tribunal attendance, where required

All additional charges are agreed with you in advance — there are no surprises.

All client money is held and protected under our Safeagent Client Money Protection membership, and we are members of the Property Redress Scheme.
