Tenant Charges
In line with the Tenant Fees Act 2019, these are the only payments you may be asked to make.

Under the Tenant Fees Act 2019, letting agents and landlords in England can only charge tenants certain permitted payments. We do not charge any administration, referencing, renewal or check-out fees.
Permitted payments
- Holding deposit — a maximum of one week’s rent to reserve a property while referencing is completed.
- Security deposit — a maximum of five weeks’ rent where the annual rent is under £50,000 (six weeks’ rent where the annual rent is £50,000 or more).
- Rent — the monthly rent as set out in your tenancy agreement.
- Utilities, council tax, TV licence and communication services — where these are your responsibility under the tenancy.
- Changes to the tenancy requested by you — capped at £50 (inc. VAT), or reasonable costs if higher.
- Early termination requested by you — the landlord’s reasonable costs of ending the tenancy early.
Default charges
- Late rent — interest at 3% above the Bank of England base rate on rent more than 14 days overdue.
- Lost keys or security devices — the reasonable cost of replacement.
Deposit protection & client money
Your deposit is registered with mydeposits, a government-approved tenancy deposit protection scheme. All money we hold is protected under our Safeagent Client Money Protection membership.
