The application process

From enquiry to keys

  1. Step 01

    Submit your details

    Send us the name, email and phone number of each applicant, along with proof of ID.

  2. Step 02

    Referencing with Canopy

    We pass your details to our referencing partner, Canopy, who carry out a credit check and an income check.

  3. Step 03

    Landlord approval & holding deposit

    Once the landlord is happy to proceed, we ask for a holding deposit to reserve the property.

  4. Step 04

    Final checks & move-in date

    We complete any further checks and agree a move-in date that works for everyone.

  5. Step 05

    Sign, pay & collect keys

    You pay the balance of your deposit and first month's rent, sign your tenancy and pick up the keys.

What Canopy checks

We submit your details to Canopy, a specialist tenant referencing service, who carry out:

  • A credit check, including any adverse history
  • An income & affordability assessment
  • Employment or income verification

Right to Rent

Proving your right to rent

By law, we must check that every adult who’ll live in the property has the right to rent in England. It only takes a few minutes — how you prove it depends on your documents.

With a British or Irish passport

Just show us your valid passport. British and Irish citizens can prove their right to rent with a passport in person, or through a certified digital identity check we can arrange for you.

No UK passport, or not a British/Irish citizen?

You’ll prove your right to rent with an online share code. Generate one on GOV.UK, then give us the code and your date of birth so we can confirm your status online — no documents to hand over.

Holding deposits and guarantors

About the holding deposit

Once the landlord approves your application, we ask for a holding deposit — capped at one week’s rent under the Tenant Fees Act 2019 — to reserve the property. It’s put towards your first month’s rent when the tenancy begins, and can only be retained if you withdraw, give false information or fail a right-to-rent check. Do I need a guarantor?

A guarantor may be needed if you’re a first-time renter, a student, or your income doesn’t quite meet the affordability threshold. They’ll be referenced through Canopy too and agree to cover the rent if it’s not paid.

Application FAQs

How long does the application process take?

From submitting your details to moving in, most applications take around one to two weeks. Referencing through Canopy usually takes two to three working days once we have everything we need.

What happens if my reference doesn’t pass?

It’s not always a no. Depending on the reason — a thin credit history, a recent move or a lower income — we may be able to proceed with a guarantor, subject to the landlord’s agreement. We’ll always talk it through with you.

Is my holding deposit refundable?

Your holding deposit is put towards your first month’s rent when the tenancy goes ahead. Under the Tenant Fees Act 2019 it can only be retained if you provide false or misleading information, fail a right-to-rent check, withdraw, or don’t take reasonable steps to enter the tenancy.

Can I apply for more than one property at a time?

We’d usually ask you to apply for one property at a time, as the holding deposit reserves that specific home while we reference you.

Do I need a UK-based guarantor?

If a guarantor is needed, they’ll usually need to be a UK resident, and are referenced through Canopy in the same way. Tell us your situation and we’ll advise.

Can I rent with pets?

Yes — since the Renters’ Rights Act came into force on 1 May 2026, you have the right to request a pet and your landlord can’t unreasonably refuse. They must reply in writing within 28 days and may ask you to arrange pet insurance to cover any damage. Just tell us when you enquire and we’ll help you put the request forward.
