Unless otherwise stated all viewings will be accompanied by a member of staff. Our normal viewing times are between 9:00am and 5:30pm during a week day and 9:00am and 11:30am on a Saturday.
Should a property be occupied all viewings will need to be cleared with any occupants with at least 24 hours notice needing to be given prior to a viewing.
In some cases block viewings may be required due to high demand for a single property.
We require all prospective tenants to view a property before we will provide an application form. An application form will be provided either by e-mail or in paper form once we have received the required security deposit (see below).
All applications are processed through our referencing partner - uktenantdata.com - where they will carry out the necessary checks (credit check, right to rent check, current landlord reference and employer reference) using the information you provide.
A security deposit equal to 1 weeks worth of rent is required in cleared funds before we accept a tenancy application.
This security deposit will be withheld if any applicant of guarantor withdraw from the tenancy, fail a right to rent check, provide misleading information or fail to sign the tenancy agreement within 30 days of a successful reference report.
A holding deposit equal to 5 weeks in rent for tenancies where the rent is under £50,000 per year (or 6 weeks in rent where the rent is over £50,000 per year) is required in cleared funds before the tenancy agreement can be signed. This holding deposit covers damages or defaults on the part of the tenant during the tenancy.
The security deposit will be used towards the holding deposit.
Your holding deposit is registered with mydeposits.co.uk and held by us in a separate clients' account unless otherwise stated.
We will provide you with a photographic inventory showing the condition of the property when you move in. This inventory must be checked by yourselves and any amendments suggested and made within 48 hours in writing, preferably by e-mail to our office.
