Our full management service is our most popular service and offers a cost effective way of letting your property without the day to day hassle. We manage everything from the initial move in including maintenance issues and tenancy renewals right through to annual inspections and moving the tenants out.

Periodic Inspections

We carry out periodic inspections and check whether the tenant(s) are fulfilling their obligations as per their tenancy agreement. The first inspection is typically arranged 3 months after the tenant moves into the property, with further inspections usually between 3-6 months apart. The inspection also provides a good opportunity to find out what the tenant's plans might be and whether they plan to stay at the property long term.

Required Annual Checks

We will arrange for contractors to carry out any annual checks that may be required on your property such as the an annual Gas Safe inspection if your property has gas appliances. Should you wish to do these yourself, not a problem, we can send you a reminder instead. We recommend that the electrics are checked every 5 years whilst Energy Performance Certificates last 10 years.

Collection of Rent

When we manage a property the tenant pays their rent directly to us either by standing order, cash or cheque. Our monthly fee is taken from this rent and the balance is forwarded to you by bank transfer or cheque. Should the tenant be late with their rent we will actively chase and if required serve the correct notice(s) to end the tenancy. We can offer rent insurance at an additional cost should you require it however in our opinion it is rarely needed and most situations can be dealt with by simply speaking to the tenant.

Maintenance Issues

Tenants will report any maintenance issues directly to us. We will contact you and seek your approval before arranging for contractors to investigate and if needs be carry out work to rectify any issues. Should you prefer to handle the maintenance side yourself or have a prefered contractor, not a problem! We tailor this part of our management service with you as we know that some landlords are happy for us to proceed with small works without their approval but others wish to be informed about every single issue reported.

Rent Reviews

We will carry out periodic rent reviews of your property and inform you whether we believe the rent should be increased. Some landlords choose to not increase the rent and prefer to keep tenants happy where as other landlords like to increase the rent amount in relation to inflation and market performance.
